Commercial BER’s for non-domestic buildings

Progressive Energy now conduct Commercial BER assessments throughout Irelands 32 counties, from Dublin to Belfast. Commercial Building Energy Ratings (BER) are required for any commercial or industrial building being sold, rented or let in Ireland, including Northern Ireland, from 1st January 2009. Commercial BER's cost from €150-€250 for a basic commercial unit under 40m2. BER's for larger commercial/industrial units will range from approximately €250-€950 (including SEI administration/certificate fee of €50) depending on the complexity of the commercial building and whether it has air
conditioning, renewable energies, number of zones, the age and type of construction and the complexity of associated systems like the electrical and heating layout and the type of ventilation/duct systems present, if any.

New buildings other than dwellings, where planning permission has been applied for on or after 1st July 2008, must secure a Provisional Certificate and report if sold or rented off plan and will require a BER Certificate and report before such building is occupied for the first time.

A BER certificate exemption will apply to such new buildings where planning permission was applied for on or before the 30th June 2008 and where substantial work has been completed by the 30th June 2010 except where a building is offered for a second sale or subsequent letting.

From the 1st January 2009 all existing buildings of any class offered for sale or letting will require a BER Certificate
Any person or person acting on behalf of such person in offering for sale or letting (whether in writing or otherwise) must produce a printed copy of a BER certificate and advisory report of the related building to any other person expressing an interest in purchasing or taking a letting of the building and on demand, to the Building Control Authority.

From the 1st January 2009 any public body must secure and display a BER Certificate of the building it occupies in a prominent place and clearly visible to the public.
