The assessment of the property is a visual survey and at no stage will the property be defaced or damaged in any form.
The assessor will need access to all rooms/attic space in order to record the information which allows for the generation of a building energy rating (BER) certificate. Please note all measurements are taken in metres.
The assessor takes a walk around the property and records the following information:
• Total floor area is calculated and also living-room area
• Orientation of the building is recorded
• Type of dwelling-terraced house, ground-floor apartment, etc.
• All external doors/windows are measured and type of glazing is noted
• Ceiling heights are measured
• Total wall heights/areas calculated
• Wall construction is noted-filled cavity, solid concrete, stone, brick etc.
• Exposed floor perimeter is measured
• % of draught-proofing
• Heating system is recorded, radiators, TRV’s, thermostats, boiler make, model & age, immersion heater
• Hot water cylinder is recorded-insulation level, cylinder thermostat, immersion
• Attic insulation is checked and its depth is noted
• Types of fuel used - Oil, Gas, Solid fuel, electricity
• Number of vents/chimneys is noted and also % of CFL/LED lights
• Is there a draught-lobby and/or suspended floor
• Is cross-ventilation possible
• Number of sheltered sides
Information needed:
• MPRN on ESB bill
• Approximate age of the building
• Certificates/invoices showing the presence of cavity wall insulation, depth of dry-lining boards and level of attic insulation if access is restricted
• Certificate/receipts showing specifications of double/triple glazing and whether argon gas is present
• Approximate age of any extensions onto the original building
The duration of the assessment will take no longer than 1 hour for an average size property. The process is very straightforward. There’s no lifting of carpets or taking your boiler apart.
After the energy rating assessment, collected figures are added into a SEI software program which calculates your rating. This rating is added to a BER certificate which will then be sent to you.
Progressive Energy also offer a 12/24hr turnaround from site survey to certificate which is available on request, were a BER may be urgently needed by a solicitor, etc.
